The Stella Maris Tower development is located on the waterfront at Dubai Marina, just 15m from the promenade.

Its location adds the challenges of of waterproofing and durability to the engineering design of its 50-storey residential tower, four-storey L-shaped podium and six basement parking levels. The tower will accommodate 240 apartments of one to four bedrooms and five townhouse-size units, along with food and retail outlets, a spa and a gymnasium. Further townhouses and duplexes occupy the podium, which features a double-cantilevered swimming pool on its roof.

The tower is a narrow rectangle in plan, with its structural and services core at the centre, and four main columns at the perimeter. These support post-tensioned floor slabs spanning 14m, with just six sheer walls per level, and variously shaped cantilevered balconies. Low floor-to-floor heights have been achieved through the use of shallow perimeter band beams supported on the columns. Transfer structure supports the sheer walls above a three storey atrium.

WME is providing the structural, building services and AV/IT engineering. A big challenge has been the scale of the project in relation to the masterplan utilities allocation, as it was projected that a 30-storey building would occupy the site. Building information modelling has enabled a high level of structural and services integration and optimisation.
