Located on a prime site in Downtown Dubai, Downtown Views II provides good view of the Burj Khalifa, the Dubai Mall Fountain, and The Observation Tower, currently under construction in the Dubai Creek Harbour. The project is in close proximity to Dubai Mall.
The project comprises of three residential towers, 64, 59 and 52 floors in height, positioned on a richly landscaped podium.
The car parking is at the ground and three podium levels. Vehicular entry is provided for the residents at the ground floor along the main street access. Utility plant rooms, support facilities, garbage rooms, receiving/loading area, building services etc. are all provided at ground floor.
The Total Built Up Area (BUA) for the project is approximately 296424 sm. with an achieved Gross Floor Area (GFA) of 182572 sm. providing 146,832 sm. of net sellable area (NSA) for residential apartments.
WME have provided MEP and Structural engineering in BIM to LOD 300. During the early stages of the design WME were able to significantly reduce the technical and typical floor slab to slab heights resulting in substantial costs savings to the project by extensively coordinating the Services to minimise the required distribution zone depths.
